Marketing Service for Commercial Property Sales and Leasing

Real Showing offers a highly-effective system for marketing the sale or lease of all types of commercial real estate. Our focus is strictly marketing and we do not get involved with property tours, negotiations, or any part of the sales transaction. Let Real Showing handle all the marketing tasks for your listings while you focus on closing the deal. Here's how it works:

  • We build a complete website just for your property to present visuals and other information. Depending on the location we can visit the property to do a professional photo/video shoot.
  • We launch a number of marketing campaign to expose the subject property to investors and brokers via the Internet and other "offline" targeted marketing/prospecting.
  • We receive all initial inquiries and pass on the prospects' information to you (optional)
  • You show the property, negotiate the terms and close the deal

We offer our unique marketing service to brokers, developers and investors.

Consulting Fee for Commercial Propety Sales and Leasing
Service Fee: $3,000 - $6,000 flat fee
  • Total fee depends on the amount of marketing work required for the subject property. If we do a site visit and photo/video shoot the fee will be higher. If you provide us with enough visuals and marketing materials we may not need to visit the property.
  • 50% of total fee is due prior to beginning service, balance is due upon closing
  • Customer pays for all advertising expenses (by credit card) directly to vendors
  • If site visit is requested, travel expenses will be added to upfront fee (for properties located outside the San Francisco Bay Area).
Upfront fee may be paid by cash, check or credit card payments through Paypal.com prior to beginning service. Balance fee must be paid within 5 days of sale or lease execution.

Photo and video shoot may need to be done over 2-3 days depending on lighting, weather and access to property. Real Showing will maintain rights and ownership of the photos and videos. All photos and videos will be watermarked with our logo.

Marketing Plan

Once we have some basic information about the subject property, we will send you a proposal with a detailed marketing plan which will show you a list of all the advertising campaigns we plan to execute for the subject property along with a list of costs and a timeline. Our marketing plan varies based on property type, location and other factors. In addition to listing on numerous property websites, Real Showing creates and executes custom creative marketing campaigns to target certain types of buyers for the subject property, and we prospect buyers directly by mail, email or phone. We also create individual search engine advertising campaigns for each of our customers' properties on Google, Yahoo and Bing.

Property Website

In today’s market, the majority of investors and brokers search for commercial real estate on the Internet so it is extremely important to have a professional presentation of the subject property with lots of information along with quality photos and videos. Real Showing has professional photographers who will spend hours shooting the subject property. The photographer will also mount a video camera on a car and drive around the propety.

Once we have enough visuals we will create a website for the property and we can give it a unique domain name (www.123mainstreet.com) so prospects can link to it directly instead of hitting our website's home page first. The web site is the key element to our marketing campaigns and is our most powerful marketing tool. We will track the website's hits and will send you a traffic report periodically.

Lead Tracking

Real Showing will efficiently handle all the initial inquiries by email or phone for all advertising. We will answer basic questions and will gather information to insert in our database. You would then contact the interested party directly and take it from there. You would give the property tour, negotiate the terms and conditions and complete the transaction. We will follow up with you periodically to find out the status of each lead.
