  5. You meet prospects and show property

Consulting Fees
Real Showing's consulting fee is typically less than 0.5% of the asking price. Fees for lease transactions are structured slightly differently but are also very reasonable. We do not receive any consulting fees until the transaction is complete. With Real Showing's marketing program, you would cover the advertising expenses such as online advertising fees, signage, newspaper/magazine ads and printing (for brochures) which are paid directly to the vendors. We also require our clients to cover our travel expenses for the site visit. Real Showing pays for all design work, photography, videography and web design.

Deal Criteria
We will invest our time and marketing expertise in deals with a value of at least $5,000,000. We can market all types of commercial real estate, anywhere in the United States.

Marketing Plan
Once we have some basic information about the subject property, we will present you with a detailed marketing plan which will show you all the tasks to be performed, an estimated budget and a timeline for completing the tasks. The budget will show you the costs of all the advertising we plan to do and will also give you an estimate for our consulting fees.

Presentation
In today’s market, everyone searches for commercial real estate on the Internet so it is extremely important for prospective buyers to have enough information and visuals to make an initial decision online before making an effort to tour the property. The objective is to pre-sell the property online and that isn’t possible without an extensive web site presentation.

Our first marketing task will be creating an extensive custom-designed web site for the subject property. This web site is the key element to our marketing service and will be our most powerful marketing tool. It will include tons of quality photos, video, floor plans, plot maps, neighborhood photos and aerial images to show the property and the surrounding area from above. We will also register a special domain name for the site (www.yourproperty.com). Regardless of your location in the United States, we will visit the property to do a photo shoot prior to creating the web site. We will also use the photos to create a brochure or flyer which can be handed out at property tours or mailed to prospective buyers/tenants. Visit the Properties page to see some sample websites.

Advertising
After the web site and brochure are completed, we will advertise your property on all the largest commercial real estate listing web sites. This will expose your property to brokers and investors throughout the country. In addition to the basic listing on these sites, we will create and manage an additional custom-designed advertising campaign for each web site to give the property more exposure. We will design large signs to place outside the property and we will manage other marketing programs such as direct mail/email campaigns, newspaper ads and more. Depending on the type of property, in some cases, we can even do some prospecting to locate a buyer. For example, if we are working on a high-profile retail property, we will contact various corporations and franchises to inform them of the sale or lease.

Responses
Real Showing can efficiently handle all the initial inquiries by email or phone for all advertising. We will not discuss pricing or terms with interested parties. Instead, we will simply gather information and hand it off to you. You would then contact the interested party directly and take it from there. You would give the property tour, negotiate the terms and conditions and complete the transaction. We will track all the responses and will find out where each prospect found the property advertised. We will provide you with a report periodically showing details of all the responses. If you prefer to handle the inquiries directly, we can still track all calls and emails for reporting purposes.

Service Area
Real Showing’s consulting service is offered to brokers/agents throughout the United States, including Hawaii. Since we do not show property or meet with prospective buyers/tenants, we are able to work remotely. However, we must visit the property at least once to do a site study and photo shoot. We require our clients to cover our travel expenses upfront for the site visit. Travel expense will not be charged if the subject property is located within 50 miles of our office in San Francisco.
